Where it starts
Almost every project we take on starts the same way. Someone has been looking at the same wall for three years, knowing the kitchen should open into the living room, and not calling anyone because they do not know what it costs, how long they will be living in a construction site, or whether the wall is even allowed to come down.
Those are three separate questions and all three have answers. The wall is either structural or it is not, and we can tell you on the first visit. The cost depends on whether plumbing and electrical have to move, not on the square footage. And you usually can live in the house, because the work gets sealed off and the dust contained.

Nobody can price a renovation over the phone, and any contractor who tries is guessing at your expense. Three things set the number: whether walls, plumbing or electrical move, what the building or the county requires, and the finishes you pick. We walk the property, put the scope in writing, and what is on the signed proposal is what you pay.
For anything structural, anything that moves plumbing or electrical, and most exterior work, yes. We pull the permits in our own name and close them out. That matters more than people think: an open permit follows the property at resale and can hold up a closing years later.
A kitchen or a bathroom runs six to ten weeks once the permits are in hand. A whole-home renovation runs months. Permitting time varies by city and is the part nobody controls, which is why you get a start date and an end date in writing instead of a promise on the phone.
