Whole-home renovation

Why two jobs the same size
never cost the same.

Nobody can price a renovation over the phone, and any contractor who tries is guessing at your expense. Three things set the number, and only one of them is finishes.

  1. ScopeWhether walls, plumbing or electrical move. A kitchen that keeps its layout and a kitchen that gains an island with power are different jobs at the same square footage.
  2. What the building requiresIn a condo that means association approval, a certificate of insurance, elevator scheduling and work hours. In a single-family house it means setbacks and county inspection.
  3. FinishesThe only part you fully control, and the part most people start with. Stone, cabinet line, tile and fixtures can double a budget without changing one inch of the layout.

We come out within 24 hours, walk the property, and put the scope in writing before anyone talks about a number. What is on the signed proposal is what you pay.

What does a general contractor actually do?

Owns the whole job. Pulls the permits in their own name, hires and sequences the trades, keeps the schedule, handles the inspections and answers for the result. The difference between a GC and a handyman is not skill, it is who carries the license and the liability when something goes wrong.

What is the difference between remodeling and renovating?

Renovating restores what is there: same layout, new finishes. Remodeling changes it: walls move, plumbing and electrical relocate, the room becomes a different room. Renovating rarely needs a permit. Remodeling almost always does, and that is where a licensed contractor stops being optional.

How much do general contractors charge?

On a full renovation, the contractor's portion typically runs 10 to 20 percent of the project, and it covers permits, scheduling, supervision, insurance and warranty. Beware of anyone quoting an hourly rate on a renovation, because it means nobody has scoped the work yet.

Do I need a licensed contractor in Florida?

For structural work, anything that moves plumbing or electrical, and anything that needs a permit, yes. Florida licenses contracting, and unlicensed work can fail inspection, void your insurance and follow the property at resale. Ask to see the license number and the certificate of insurance before anyone starts.

How long does a renovation take?

A kitchen or bath runs six to ten weeks once permits are in hand. A whole-home renovation runs months. Permitting time varies by city and is the part nobody controls, which is why we give you a start date and an end date in writing rather than a promise on the phone.

What happens if something unexpected comes up?

It sometimes does, once a wall is open. You get told before any work or money moves, in writing, with the options and what each one costs. No change order gets signed by us on your behalf.
