The short version

Two counties in the country test glass this hard.

Miami-Dade and Broward are the only High Velocity Hurricane Zone in the United States. A window sold anywhere else in Florida cannot legally go in here unless the product carries a Miami-Dade Notice of Acceptance, and getting one means the unit survived a nine-pound two-by-four fired at it, followed by nine thousand cycles of pressure.

Which is why the cheapest quote is usually the one that costs the most. A window without an NOA fails inspection, and an installation without a permit does not exist as far as your insurance carrier is concerned. We pull the permit in our own name and close the inspection out, so the paperwork holds up the day you need it.

The storm is the reason. It is rarely the payoff.

How it goes in

On a door, the frame is the whole job.

There are two ways to replace a window here. The fast one leaves the old frame in the wall and sets the new unit inside it. It is cheaper, it is quicker, and the anchoring does not meet the product approval, which means the installation will not pass a wind mitigation inspection and the insurance credit never comes.

We do full-frame replacement: the old unit and its frame come out down to the structural opening, and the new one is anchored to the block per the NOA. It costs more and takes longer. It is also the only version that counts.

  3. PermitPulled in our name with the product approval attached. Municipal review runs two to six weeks depending on the city, and a condo adds association approval on top.
  4. ManufacturingCustom units run eight to fourteen weeks. This is the longest part of the job and it starts only after the order is final, which is why we do not rush the measure.
  5. Install and inspectOld units out, new units set, anchored and sealed to the approval, then the county inspector signs it off. You get the closed permit for your insurer.

Impact windows and doors,
every opening in the house.

The doors matter more than most people expect. A sliding glass door is the largest opening in almost every South Florida house, which makes it the weakest point of the envelope and the most expensive line on the estimate. An impact door is not a regular door with thicker glass: the frame, the track, the hinges and the locking hardware are all part of what the approval covers.

Impact and hurricane windows

Single hung, horizontal roller, casement, awning, picture and fixed. All carrying a Miami-Dade NOA that covers your design pressure, which changes with how high the opening sits and how exposed the wall is.

Impact sliding glass doors

The largest opening in most South Florida houses and the one that decides whether the envelope holds. Two, three and four panel, with pocket and stacking configurations.

Impact French and entry doors

Impact-rated swing doors with the same laminated glass and the reinforced frame and hardware the approval requires. A beautiful door with an unrated frame protects nothing.

Full window replacement

Removing the old frame down to the opening rather than setting a new window inside the old one. It costs more and it is the only way the anchoring meets the approval.

Structural openings

When the new opening is wider than the old one, that is a beam and an engineer, not a window job. We handle both, which most window companies cannot.

Permits and product approval

The NOA package, the permit application, the inspection and the closeout. This is the part that makes the insurance credit real and it is where most cheap installs fall apart.

Why the same house gets
two quotes that differ by half.

Nobody can price impact windows over the phone, because the number depends on things you cannot see from the street. Four things move it, and glass is only one of them.

  1. Design pressureA second-floor window facing open water needs a higher rating than the same window on a protected ground-floor wall. Higher pressure means heavier frame and thicker laminate, and the approval decides it, not preference.
  2. The size of the openingsA four-panel slider costs more than several bedroom windows combined. Houses get quoted by opening, not by square footage, which is why counting windows tells you nothing.
  3. Frame and finishAluminum is what most HVHZ approvals are built around. Vinyl exists in fewer approvals here. Then there is finish, colored frames and whether the glass is clear, tinted, low-E or acoustic.
  4. What the building requiresA single-family house needs a county permit. A condo adds association approval, a certificate of insurance, service elevator scheduling and work-hour limits, and those add weeks before anyone touches a window.

We measure at the house, put the model, the approval number and the price in writing, and what is on the signed proposal is what you pay. If your budget only covers part of the house, we will tell you which openings to do first, which is almost always the ones facing the water and the largest slider.

How much do impact windows and doors cost in Miami?

It depends on the size and the design pressure of each opening, not on the square footage of the house, which is why an honest number requires measuring. What we can tell you up front is where the money goes: the sliding glass door is usually the single most expensive opening in the house, and a second-floor window facing open water costs more than the same window on a protected wall. We measure, put the model and the approval number in writing, and hold that price.

Do impact windows lower my insurance?

They can, and it is one of the main reasons people buy them. Florida law requires carriers to give a wind mitigation discount for approved opening protection. The catch is that the credit is based on a wind mitigation inspection, and that inspection looks for a permitted, inspected installation with approved products. An installation done without a permit typically earns nothing, no matter how good the window is.

What is a Miami-Dade NOA and why does it matter?

A Notice of Acceptance is Miami-Dade County certifying that a specific product passed the High Velocity Hurricane Zone test: a nine-pound two-by-four fired at the glass, then thousands of pressure cycles. Miami-Dade and Broward are the only HVHZ in the country, and a product without an NOA covering your conditions will not pass inspection here even if it is sold as impact rated elsewhere.

How long does the whole thing take?

Plan on three to five months from signature to closed permit. Permitting runs two to six weeks depending on the city, and a condo association adds to that. Manufacturing runs eight to fourteen weeks because the units are built to your openings. The installation itself is usually a few days. Anyone promising the whole job in three weeks is either holding stock sizes or skipping the permit.

Can I do just some of the windows?

Yes, and plenty of people do it in phases. Be aware of the tradeoff: the insurance credit for opening protection generally requires every opening in the house to be protected, so a partial job gets you the storm protection, the quiet and the comfort, but usually not the premium discount. If the budget is the constraint, we start with the water-facing side and the largest slider.

Do I still need shutters?

No. Approved impact and hurricane windows are opening protection on their own, which is the whole point. What you lose is the annual ritual of putting panels up and the storage they take, and what you gain is protection that works when the storm arrives at 2am while you are out of town.

Is vinyl or aluminum better here?

In the HVHZ the practical answer is aluminum, because that is what most approvals at the pressures we need are built around and because it holds a larger span of glass. Vinyl exists in fewer approvals here. We pick the frame from what the approval allows for your openings, not from a preference.
